Your private waterfront oasis awaits you! ($1,700 per month INCLUDING all utilities.) We are renting out our unfurnished basement apartment, which is 1,000+ Sq Ft and includes a separate entry with separate keyed locks, a very small bathroom with very small shower, a kitchenette, a huge laundry room with washer/dryer, and one parking spot in the driveway. The basement apartment is very sunny with gorgeous views of the Occoquan Reservoir Waterfront and the surrounding woods through the massive picture windows that span the entire wall that faces the water. Across the water is county park lands (all woods, no development allowed). The basement walks out to your private patio and waterfront. You would share the private dock with us (family of 4) to boat, fish, relax, etc. The house is set back on a very long private driveway- you can only see one neighbor and there is no thru-traffic as it's a dead end. All you can hear are the sounds of the woods, wildlife, and water. The basement apartment is one big space (no official bedrooms), but it's in a U-shape so it's semi-separated into two areas with a moveable room divider: (living room/ kitchenette area that faces the water- and the bedroom/ bathroom area around the back of the U shape. The kitchenette has a full-sized fridge, large sink w/ disposal, wood laminate countertops, and shelving. There is a microwave, electric hot plate to do stove-top cooking, and toaster oven. There is no oven, traditional stove, or dishwasher. You could bring a small countertop dishwasher if you wanted. The wood-like vinyl flooring that covers the entire apartment was installed in April 2023 and the kitchenette was installed in September 2023. You would share the "boat garage" with us, which you can access from your basement apartment, to store things. There is also lots of storage space in your huge laundry room and in the utility closet. You would not have separate controls for AC/ heat in the basement apartment. The whole house is on two units (one for the second floor- and a second one for both the main floor and basement). The basement temperature is pretty comfortable year-round but you are welcome to use a space heater in the winter for extra warmth. You wouldn't be able to use a window AC unit because the windows are not compatible with those (they are huge picture windows), but it is cool in the basement during the summer and the house AC unit cools the basement well. Rent ($1,700) is due on the 1st of every month. Water (private well), Verizon Internet, Propane (for the HVAC and water heater), Electric, and Trash/recycling are included in the monthly rent price. We do not have cable TV. A security deposit of $1,700 is due with the first month's rent. This is fully refundable if there are no damages to the property upon move-out beyond normal wear and tear. Dogs are allowed if they are good with other dogs and kids, and as long as they don't bark non-stop. Part of the yard is fenced in for your use and would be shared with our dogs. The fenced area is in a continuous C shape around three sides of the house. We will run a background check prior to signing a rental agreement, which the applicant will pay for ($50) but will be refunded to the applicant if they are selected to move in. (Note: please don't pay for the background check/ application before talking with us first). The lease would be 6-months to start and then be continued month-to-month or renewed for another 6 months and so forth, which ever both parties agree to. This is an extremely secluded, quiet, and upscale neighborhood, so you would need to be respectful of the neighbors and us (i.e. no super loud music, littering, speeding, drugs (weed is okay), etc.). Cigarette smoking outdoors is okay but not inside. No parties allowed- small groups are okay.
